For this reason it is highly recommended that you employ a solicitor to oversee your property purchase. If you end up having bought a property and the title deeds are not in your name then you will have two main problems. The first will be if you want to renovate or change any part of the building, you will not be able to get permission as the house will not technically belong to you, or registered to you. The second problem will come if you wish to sell the property. Nobody will go near it when they find out that you do not own the title deeds. So no matter what the solicitor, estate agent, or anybody else tells you, do not buy a property without title deeds as it will be far more hassle than it’s worth.
You wouldn’t buy a property in the UK if all the legal side was not correct, so it is really important that when buying abroad you don’t get carried away with the excitement of the move and buy something without first carrying out the proper checks. Your estate agent will be able to recommend local solicitors which they use all the time for their clients, so the solicitors will be will versed in what to look for in your purchase. Be sure to ask if the solicitor is working on behalf of the estate agent too though, as if they are you should avoid them so there is not a conflict of interest.
If you speak the language of Morocco, even fairly well, it is still advisable to hire the talents of a translator to provide you with English copies of all the legal documents. This is so that you can be 100% sure of what you are signing as the legally binding copies will be the ones written in the local language.
